Let’s dive into the exciting world of real estate metrics and see how they all tie together to give us a comprehensive picture of the current market trends.

First up, we have the Months Supply of Inventory, which is currently sitting at a low 1.79. This means that there is a limited supply of homes on the market, which can create a sense of urgency among buyers looking to make a purchase.

Next, we have the 12-Month Change in Months of Inventory, which has seen a significant increase of +22.6%. This indicates that the market is becoming slightly more balanced, with a slightly higher supply of homes compared to previous months.

The Median Days Homes are On the Market is a speedy 42 days, showing that homes are selling relatively quickly in this market. This could be due to the low inventory and high demand, driving up competition among buyers.

The List to Sold Price Percentage is an impressive 99.4%, indicating that sellers are typically able to sell their homes very close to their asking price. This could be a result of the competitive market and high demand for homes.

Lastly, the Median Sold Price in this market is $447,000. This gives us a good idea of the average price point for homes in this area, which can be helpful for both buyers and sellers in determining their budget or listing price.

Overall, these metrics paint a picture of a market with limited inventory, high demand, and quick sales. Buyers may need to act fast and be prepared to make competitive offers, while sellers may find themselves in a strong position to sell quickly and close to their asking price. It’s an exciting time in the real estate world, so stay tuned for more updates on market trends!

Wire Closet Storage Systems

Our Hot Wing Recipes Are Sure To Please Your Guests For Super Bowl 2019

By HILARY JOHNSON

Wire Closet Storage Systems

Are you looking for a low cost, yet very effective way to organize your closet? The issue of a closet in disarray is something you don’t have to deal with anymore. Wire closet organization products are a great solution. A wire closet storage system is also a great choice if you don’t plan to reside in your current location for a lengthy amount of time.

They are great for apartments and college dorms. The pieces can also be rearranged and reassembled without damaging them. In fact, a wire closet storage system is the least expensive custom closet organizer you can purchase.

Wire closet storage systems may be quite inexpensive, but they are very durable. They can hold books and other heavy objects that you store in your closet without difficulty. However, there are wire closet organizers that come with weight limits, and you need to abide by them.

Failure to do so can result in damage to the items in your closet as well as personal injury. One item wire storage products aren’t good for is holding sweaters. They fit well, but the wires can leave lines across the sweaters. To avoid this, you can line the sides and the bottom of the wire storage product with cardboard.

Wire closet storage kits are a designed to help you get the most out of your storage space. You will also save money if you purchase a wire closet storage kit then if you purchase each piece separately. Many wire closet storage kits come with racks you can install, allowing you to use the wire baskets as slide out drawers. Not only will you get to utilize the additional space in your closet, but you will save a substantial amount of money over purchasing and installing wooden drawers.

If you plan to store smaller items such as socks and underwear in the wire baskets, you should get the ones with the wires very close together to avoid anything from slipping through them. There are two basic kinds of wire closet storage systems. The first kind involves attaching a track to the wall.

You can then install the wire baskets or wire shelves at various intervals along the track. This is great for making any adjustments as you need to without any complications. You can even move them closer together and add more shelves or baskets in the future if you desire. This also reduces the amount of holes you put into the wall.

The next type of wire closet storage system involves attaching each individual piece of the kit or each individual product to the wall. This can be done using a combination of screws, clips, anchors, and wall braces. You can find all of these accessories anywhere wire closet organization supplies are sold.

You can purchase wire closet storage kits in basic colors. What to make your closet more original? The wire products are coated with epoxy. You can spray paint them in no time to match any décor. Wire closet storage kits and products can be purchased on the internet, retail stores, and home improvement stores.

They are a great way to organize your closet without being expensive. They are also very easy to install with some basic hand tools such as a drill and screwdriver. There are so many ways to organize them, that you will find this to be a very effective solution to your storage problems.

What are you waiting for? Wire closet organization and storage systems give you the perfect solution to that unorganized clutter that keeps growing in your closet space. A wire closet storage system has all the features of the perfect organization system – if is durable, easy to install, inexpensive, and easy to remove. If you need help deciding on the wire closet organization products to customize and transform your closet space, look online or at displays offered in many retail stores.

Teach Your Children

About Safety

By HILARY JOHNSON

Teaching Your Children about Safety

Kids are often very curious and sometimes aren’t very aware that there are numerous dangers surrounding us every day. It’s important that we get our kids to be conscious of dangers to help keep them safe. Listed below are steps to ensure that your children are conscientious about their own safety in and around your home.

1. Teach your children how to make emergency calls in case of a serious emergency. Ensure they know the difference between someone needing help and calling about a minor issue like one of their toys being lost. Teach them the emergency numbers and have them posted in a visible location. Ask them frequently to recite the emergency number of 911 so it’s second nature to dial, even when they are scared and panicked.

2. Review the emergency exit plan with your children frequently. In case of a fire, ensure that they know how to get out of the house and where they should meet once they’re outside. Practice this monthly because for many, doing is better than telling as they learn and know it better by doing the action.

3. Teach your children about when to feel uncomfortable in certain situations. Ensure that they know to stay away from strangers. However, do it in a way that they aren’t scared of every person they meet. Teach your child what a stranger is and avoid teaching them that all strangers are dangerous, since this is not the case.

Teach your children about what a dangerous situation will look like. Teach them that if someone they do not know tries to take them somewhere, they should run away screaming, “Someone’s trying to take me!” or something along those lines, to let others know they need help.

Also teach them that if someone is chasing them, they should run into a safe place. A safe place is any place that has multiple people inside – like a grocery store or a library, for example.

Another situation may be when someone is trying to physically harm your child. Some parents don’t believe in this, but teaching your child some self-defense skills may be something to think about. Teach them to poke a harmful guy in the eyes or kick them in the knee.

5. Teach them what a stranger is. Giving them a private family code word that will be used if they are ever picked up by someone they are unfamiliar with can be helpful. They should never get in an unfamiliar vehicle, even if it seems innocent enough. If someone tries to get them to go in a vehicle, then they should leave and find a trusted adult right away.

6. Always have a recent picture of your child with you. If they were to ever go missing, show the picture to the police so they can help you find them. Keep the info about your child up to date. Know their height, weight, eye color, and any birthmarks they may have. This will also help the police to find your child.

The safety of our children is so important. It’s important that we teach them how to be safe, especially in situations where we aren’t there. Remember though not to scare your children about certain situations.

You don’t want them to be scared of every person they see, but you do want them to be aware of the people and their surroundings. When your child is safety conscious, you help to decrease the risk of anything happening to them.

Chocolate Linzer Hearts

1 cup butter or margarine — softened
1/2 cup sugar
1 teaspoon vanilla
2 eggs
1 cup hazelnuts — toasted (see Notes), skinned and ground
1/2 ounce semisweet baking chocolate — finely chopped
2 1/2 cups all-purpose flour
1 1/2 teaspoons ground cinnamon
1/2 teaspoon ground nutmeg
1/2 cup raspberry jam
1 ounce semisweet baking chocolate — melted
Beat butter and sugar in large bowl with electric mixer on medium
speed until light and fluffy, or mix with spoon. Beat in vanilla and
eggs until smooth. Add remaining ingredients except jam and
melted chocolate. Beat until well blended. Cover and refrigerate 1
hour (dough will be sticky).
Heat oven to 375º. Roll one fourth of dough at a time between
pieces of waxed paper until 1/8 inch thick. (Keep remaining dough
refrigerated until ready to roll.) Cut with 2-inch heart-shape cookie
cutter. Cut small heart shape from center of half of the 2-inch
hearts, if desired. Place on ungreased cookie sheet.
Bake 7 to 9 minutes or until light brown. Remove from cookie sheet
to wire rack. Cool completely. Spread about 1/2 teaspoon raspberry
jam on bottom of whole heart cookies; top with cut-out heart cookie.
Drizzle with melted chocolate. Let stand until chocolate is firm.

Why you Should Organize your Closet

The thought of getting your closet organized may be on your list of items to accomplish some day.

By HILARY JOHNSON

Why you Should Organize your Closet

Most of us have to tackle our closet each morning. If your have one that is full of items you don’t have a place for, then it could be a daily routine you have come to dread. The thought of getting your closet organized may be on your list of items to accomplish some day.

Why not make that day today? Taking the time to customize your closet space can give you a feeling of accomplishment. It is also a way to start your day in a calmer frame of mind. Most of us have enough stressful events taking place during the day. Finding two shoes that match so you can get to work on time shouldn’t be one of item.

Take a good look at your closet in its entirety. How much of the room in your closet is actually being taken up by your clothing, don’t count the ones piled up on the floor! How much space is just wide open and not being used?

In most cases, at least twice as much closet space is just bare compared to what you are using. Most closets have a similar layout – one long clothes hanging rod and a shelf above it. If this is how your closet layout is, then why not make some changes and start using that space?

Before you run out and purchase closet organization products or a kit, take your time and do some research on your options. Don’t use this as an excuse to put off finding the right closet organization system! Make sure that time goes to good use. Find out all you can about various closet organization systems, manufactures, and the materials you can choose from. You will also want to find out the various custom closet products and the cost. Don’t forget to find out about warranty information or the installation time expected.

Your search is going to have to include finding quality closet organization products that will work well for the dimensions of your closet space. It can get tricky measuring and detailing the layout, so make sure you double check all of your measurements before you make a purchase or you start the installation process.

Doing this type of research is going to ensure you have the best experience possible selecting a custom closet organization system that works great for you. After all, you finally got around to starting the process, you don’t want it to be something that you can’t finish or that looks worse to you than the closet you had before. This will save you stress and frustration as you begin the process of purchasing a custom closet organization kit or products that you are sure will work well for you and fit properly.

Don’t by driven by just the appeal of a closet organization system. Make sure you find out about the quality of it. Is it something that is going to hold up to the weight of the products you store in your closet area? Are you going to have to replace the items in a year or two or will they last ten to twenty years? It is cost effective to spend more now than to have to invest your time and money having to redo it down the road.

If you have any questions about custom closet organization systems, contact the customer service for the manufacturer. They can assist you with any detailed questions you may have about their closet organization products. It is a good idea to track all your research in a notebook.

List the manufacturer, the products you looked at, the types of materials they are made from, the cost, installation difficulty, and where you can purchase them. Keeping a notebook of this information makes comparing the various custom closet organizations very simple. This is an excellent method for making an informed choice with so many custom closet organization products available on the market.

Why Decluttering Saves You Money

You Find Items You Forgot You Had

By HILARY JOHNSON

Why Decluttering Saves You Money

Clutter. It’s terrible for the soul, and terrible for all other life aspects as well. Clutter not only drags you down mentally, but it is also a huge waste of your financial resources. How exactly does clutter waste money, and how does getting rid of it help you save financially?

You Find Items You Forgot You Had

When you declutter, it can be like going shopping. As you clean, you will likely come across many objects that you forgot you had. You may need more pens and find close to one hundred. You just never know what you are going to find when you declutter. The rescued items can be organized from this point on, and used as needed.

You Don’t Have to Buy New Items Because You Lost the Old One

We’ve all been there. You have an item you need and you are sure you bought it already. You know that you have it somewhere, but you have so much clutter lying around that you may never find the item. You inevitably end up buying a new one, only to find the original several months down the road.

With piles and piles of seemingly random things being stored in your home, it can be near impossible to find what you are looking for when you need it the most. Decluttering can make your home more organized so that you never have to waste time looking for things you bought and misplaced, or buy a duplicate item.

It Encourages You to Buy Less

When you have spent a large amount of time decluttering your home, you realize what a time-waster it is to have too many items. It can be the most effective way of convincing yourself to buy less. You will save a large amount of money if you take the simple step of curbing your spending patterns. Buy less, and your life will instantly go in a positive direction.

You Can Downsize

The amount of real estate that clutter takes up is amazing. When you declutter, it makes you feel good and you will want to keep going. When you have gotten to a point where you are closer to being a minimalist, you will find that you truly do not need a lot of space to enjoy the home you live in. You may even find yourself seriously considering downsizing your home in order to save money and prepare for the future.

What You Can Do!

Tenants & Kitchen Remodeling

What You Can Do

When it comes to kitchen remodeling, we often associate kitchen remodeling with homeowners.

This is because as a homeowner, you have the right to decide whether or not you want your kitchen to be remodeled. If you are a tenant, otherwise known as an apartment renter, you may not have this same freedom; however, that doesn’t necessarily mean that you can’t get your wish.

If you are renting an apartment and you would like to have your kitchen remodeled, you will need to speak to your landlord. Since it would likely be your landlord’s responsibility to pay for the remodeling, you will need to have a good reason as to why you are requesting that your kitchen be remodeled.

Chances are that not liking the way that it looks will not be a good enough reason. One reason that may be good enough is if your kitchen is in poor shape. For instance, if your cupboard doors are not working, if the lights are not as bright as they should be, or if your kitchen floor has broken tiles, your landlord may be more willing to do a little bit of remodeling.

While the remodeling may not be a huge project, it just may be enough to get you what you wanted.

Your landlord will likely be the one who will pay for the kitchen remodeling, if it does occur, at least, he or she should be the one who pays for it. In fact, you are advised against paying for any kitchen remodeling yourself. The only exception may be if you are involved in a rent to own contract, but, otherwise, just say no.

Unfortunately, you may find that no isn’t always enough.

There are a number of landlords out there who will try and take advantage of their tenants, by making them pay for their own repairs or remodeling. Since you do not own the apartment that you are renting, you will not want to pay for the repairs yourself. There is no good in letting your landlord benefit from your hard work and hard earned money.

Although you are advised not to pay for the kitchen repairs or remodeling yourself, you may want to do them; however, you shouldn’t have to do them for free. If you have some home improvement experience, it may be a good idea to suggest to your landlord that you do the repairs, for a small fee.

In fact, you may even want to ask your landlord to deduct the money from your rent. Of course, you will want your landlord to buy all of the supplies and tools that are needed for kitchen remodeling, but you could all benefit from you doing the repairs yourself.

You should get a deduction in rent and your landlord should be able to save him or herself some money.

If you would like to have your apartment or rented home’s kitchen remodeled, you should ask. The worst that could happen is that your landlord would say no.

However, with the possibility of an increased building value and discounted labor, if you do the remodeling yourself, there is a good chance that your landlord may okay a kitchen remodeling project.

Even if you do not plan on spending the rest of your life in that apartment, you could easily enjoy your newly remodeled kitchen for as long as it lasts.

Debt Negotiation

Talk Down Your Credit Card Debt

Credit card debt is the number one form of debt in the country and every day more and more Americans are finding themselves in deeper and deeper with credit card companies.

When the payments seem high and many and the interest rates are beyond comprehension, you may be looking for relief. Debt negotiation can bring relief to the situation and allow you to fight for your hard earned money and still make your creditors happy.

Debt negotiation is a form of debt management that allows for the debtor or a representative of the debtor to negotiate the terms of the loan with the credit card company to reach a settlement amount and form a pay off or reduce the interest rate, thus bringing relief to the debtor.

What this means for you is a way to pay off your credit card balance while saving a little money or by bringing relief to your monthly payments and shortening the amount of time it takes to pay off your balance by decreasing the interest rate.

You need to have the account balance, monthly payment, interest rate, creditor and full creditor contact information. Knowledge is power in this instance and the more you know about the company and how the company compares to your other accounts, the better the negotiating power you have.

While, credit counselors are trained in the art of debt negotiation and if you are absolutely unable to make the calls and negotiation yourself, you can find a credit counselor who offers debt negotiation services and have them make the calls for you. With that said, with a little courage and some confidence you can negotiate your own account and contracts with great success and a few tips.

The first step to successful debt negotiation is to know as much as each of your credit card accounts as possible. Pull out all the information for each account you have a make a short list of the following information for each account to have readily available when you call.

Tip #1: The most important thing to remember when negotiating with your creditors is that you MUST be speaking with someone authorized to make changes to your account, otherwise you are wasting your time.

Only certain supervisors are authorized to offer settlements and make changes to accounts and most people you talk to are only there for customer service and billing calls. Ask for a supervisor or account specialist before starting your pitch.

Tip #2: Put together some pay off money and know your back up bargaining chips. The best thing you can do is offer a pay out or settlement offer. To do this you need a lump sum that you can pay them to settle the debt if they agree. If you are unable to offer this, then you need to have the information in front of you to negotiate other conditions like a lower interest rate.

For this you should have other credit card offers and accounts in front of you to offer what other companies are offering you. Many credit card companies would rather meet a lower interest rate, than lose your business.

Tip #3: Don’t take no for an answer. What this means is that if they don’t go for a settlement or pay out option, don’t give up. Instead ask for a lower interest rate or a loyalty credit to your balance. If they are resistant to lower your interest rate tell them you have other offers that you have been considering transferring your balance to that offer a lower interest rate.

They will often at least match it, if not beat it. Even if your account is default, they would rather you stay with them and pay it than close the account and leave their company.

Debt negotiation can be a great tool for lowering your interest rates, monthly payments or finding a way to pay off credit card debt. These tactics can all bring success when partnered with a confident attitude and understanding of the credit card industry.

With a little work and negotiation you can be well on your way to a life without credit card debt.
